Routine Maintenance

Routine Maintenance

One of the most effective ways to keep your house in top condition and prevent maintenance emergencies and expensive repairs is to establish a comprehensive routine maintenance plan.  This includes obvious items, such as gutter cleaning and irrigation winterizations, to lesser known tasks such as regularly sealing stone surfaces to prevent irreversible discoloration.  Coda Home will create a comprehensive routine maintenance plan customized for your home and manage it throughout the year so that you never have to think about it.

Preventative Care

Preventative Care

Most expensive problems within the home show warning signs far in advance of “failing” and can be mitigated by less expensive preventative measures.  Coda has unfortunately seen a myriad of disruptive and expensive emergency repairs that could have been prevented with proper planning and care. Coda completes a thorough home inspection upon joining our service that includes comprehensive tracking and analysis of your home in order to bring potential problems to our client’s attention and come up with a plan for how to monitor and prevent them.

24/7 Emergency Support

24/7 Emergency Support

It is inevitable that home emergencies are bound to come up, most likely outside of working hours and often at the most inconvenient times.  Coda is always available for these emergencies, no matter the hour or day of the week. We can talk you through immediate actions that may need to be taken (I.e. if there is a leak turning off the water to your home), come to your home and take quick action to minimize damage (i.e. removing wet carpet created by a leak to prevent mold and expensive remediation) and pull from our list of loyal subcontractors to get a specialist to your house ASAP.

Handyman & Repair Projects

Handyman & Repair Projects

Coda provides services that are typical of a “classic handyman”.  This can include small tasks around the house such as installing baby gates or clothing rods or minor repairs such as broken cabinetry hardware.  Because of our hyper-local model, we are always in the neighborhood, making it quick and easy to stop by without having to charge typical minimum or travel fees.

How It Works

Coda takes a 4 step approach that is too often forgotten in the world of home care. Every plan starts with learning your home and what it needs, in tandem with getting to know you and your vision for your home. Addressing both the core needs of the home and the long term vision of the homeowner is the only way to develop a home care plan that will truly achieve your goals.

Step 1: Learn Your Home
process img

Coda starts by learning your home inside and out through a thorough and comprehensive Home Inspection.  During this inspection we identify the systems and features that require home maintenance as well as potential areas where trouble can be avoided with preventative care and repairs.  This information is then discussed and analyzed by our team and recorded and tracked within our custom software. Key components of this stage include:

  • An inspection of your home from top to bottom by trained professionals
  • Logging and updating everything we find in our web-based tracking software
  • Identifying and monitoring future trouble areas with a preventative vs reactionary approach

Once we understand your home, we create a Home Inspection Report that identifies problem areas that we’ve found and suggested maintenance and repairs.  We start with the core tasks that we feel are necessary to maintain the house, then work with you on the rest to create a plan that accurately reflects your long-term goals, short term priorities, and home improvement budget.  Key components of this stage include:

  • A checklist of automatic routine maintenance tasks
  • Regular check-ins with you to understand your long-term goals and short-term priorities
  • One master invoice to keep things simple and help you effectively monitor and plan your home improvement budget

  • Keeping a list of future projects for more effective planning
  • Thinking holistically to sync projects with overlapping subs
  • Scheduling, bidding, & overseeing projects so you can relax
  • Providing a single itemized bill for easy tracking & payment

  • A 24/7 phone number available only to Coda members

  • Long-standing contractor relationships and consistent work means they’re there when we need them most
  • We already know your house, making troubleshooting easier

Frequently Asked Questions

What if I already work with a subcontractor I like or am on a specific maintenance plan?

If you have a subcontractor that you trust and knows your home, we always suggest continuing to work with them. Some of our clients have certain contractors that they work with directly, or who they pass along to us to manage the communication while continuing to work with them. You can also always continue on any existing maintenance plans, and we’re happy to provide estimates for alternative contractors so you can analyze the work and price being done and make an informed decision when it comes to renewing those contracts.

Many of our clients spend the summers away and we have come up with different approaches to keep a watchful eye on their home. These include regular check-ins and walkthroughs of the home and setting up smart infrastructure such as alarm, camera and water detecting systems. Because we only work within a small geographic location, we are also always in the area, so can stop by if there are ever any concerns or even just last-minute issues such as unexpected delivery that need to be brought inside.

Testimonials

“Coda Management has provided invaluable service for us since we purchased an 1870s home
while still living in Europe. They have helped with every aspect of the repair, renovation and
remodeling of many different aspects of our home. While there are many positive things that
we would love to share about Coda and its knowledgeable, professional and committed staff,
we will highlight a few that stand out for us…1) they care deeply about their clients and it is
more like having a friend and/or family member helping us than just hired professionals, they
are available to provide support whenever and however one needs it and they are committed
to building a strong relationship with our family which makes the help they provide even more
valuable; 2) they have existing relationships with a wide array of wonderful subcontractors who
can do small and large jobs and one can inherently trust those who they recommend and bring
to our home.”
